Can foreigners legally own this? +
Yes. Foreign nationals can hold a leasehold title (Hak Sewa) on Indonesian property. The 25+25 year structure we offer is a well-established ownership model used widely in Bali. Our legal team — PT Lush Development Group and a notary-verified partner — handles all documentation.
What’s included in the listed price? +
The listed price includes land lease rights, full construction to turnkey finish, furniture and fixtures package, smart home system installation, and first-year property registration. Legal fees and government taxes are not included and vary by buyer nationality.
When is handover? +
Handover is scheduled for February 2027. Construction commenced Q1 2025. Milestone payments are tied to verified construction stages with independent engineer certification at each release point.
What’s the management fee? +
Nova Escapes charges 20% of gross rental revenue as their management fee. Government tax on short-term rental income is 11% (PPh final). Operating costs (utilities, maintenance, consumables) typically run 15–20% of gross. The financial model uses a 51% total deduction to arrive at net income projections.
Can I sell before end of lease? +
Yes. The leasehold title is transferable. You can sell your remaining lease term to another buyer. Our legal team can assist with the transfer documentation. There is no Lush-imposed lock-in period after the initial reservation period.
Are these yield numbers guaranteed? +
No. The yield projections are based on published Seminyak market data (Horwath HTL 2025, BPS 2024, PHRI) and a conservative 75% occupancy assumption. Actual returns depend on market conditions, occupancy rates, management performance, and currency fluctuations. All assumptions are fully disclosed in the investor prospectus.
